Olathe, Kansas has a very popular subdivision of maintenance‑provided homes called Palisades at College. It is conveniently located at College Boulevard and Pflumm Road, across from Aquinas High School. It is close to both JCCC (Johnson County Community College) and the KU Edwards Campus. These homes don’t come up for sale often, and when they do, they sell fast. (Sometimes you will see Palisades shown in Lenexa, but it is definitely located in the city of Olathe. Lenexa, Olathe, and Overland Park meet at this intersection.)

HOA (homeowners association) dues cover so much: community center, property insurance, lawn maintenance, pool, recreation facilities, curbside recycle, snow removal, trash pick up, and water. The name of the homes association is Palisades at College Homeowners Association, Inc. and is managed by Homes Associations of Kansas City. Willowbrooke Villas is an adjacent subdivision 
St. James Court is a similar subdivision, just south a ways near Pflumm. They are a little higher in price than Palisades and most of them have a basement. 
Asbury Villas is similar.
Villas of Leawood were built by the same builder!
Stratford Place in Overland Park is another great subdivision.
