Selling a home in today’s low-inventory real estate market is easy and fun. Just kidding! It is still a lot of work but the payff is so worth it.

There has never been a better time to sell because of record-low inventory and low interest rates, but some homes still languish on the market. Why is that? Buyers have unrealistically high expectations, possibly because of watching too many home décor shows. On the other hand, buyers are paying way more than ever, so some of it is understandable.

If your home has:

Selling a house at Christmas time
  • A newer roof and crack-free foundation
  • Fresh paint inside and out, and no wallpaper/borders
  • Newer HVAC system and water heater
  • Real hardwood floors or all new flooring
  • The latest in fashion for cabinetry and hardware
  • Granite or quartz countertops
  • Deck, patio, and driveway in great shape
  • Lovely landscaping,

then it will sell right away, and probably for more than asking price. Otherwise...

When I list a home, I hire a professional architectural photographer to shoot the photos in high dynamic range (HDR). Many agents will just do your photos with their phone, and that is no good! I also hire a professional videographer to do a walkthrough video of the home and drone photography of the neighborhood.
