How Home Showings Work

Buyers want to see your home before buying it. Well, of course! If the buyer does not have an agent and calls me, I will make an appointment with you to show your home to them. Most of the time, a buyer will already have their own agent and that agent will set up an appointment for the showing. Here is how that works:

  1. A buyer’s agent sets up a showing appointment through the appointment center—Broker Bay.
  2. You’ll get a minimum 2-hour advance notification of it so that you have time to spruce up and go somewhere. (You can have more notice if you like.)
  3. The appointment time is typically a 1-hour window.
  4. The notification comes via text message to your phone. You can:
    1. Confirm the appointment.
    2. Deny the appointment (if it isn’t convenient for you).
    3. Even suggest an alternate time, if needed.
  5. Once the buyer’s agent leaves:
    1. That agent receives an e-mail and text request to give us feedback.
    2. They rarely respond to feedback requests unless the buyer is interested. Then they will usually call me.

Some buyers want to bring “the troops” with them! This is not ideal. It is distracting for the actual buyers. If they bring children, they are guaranteed to be roaming the home unattended and touching everything. It is not a problem to ask the buyer's agent to only bring the decision makers to the showing. This is entirely up to you, the homeowner.
